THE SHORT TERM RENTAL MARKETING NEWSLETTER

"Volume" Is The Title of This Article

The volume required to get what you want may surprise you.

A few month ago, we got hired by a rental operator to increase direct bookings.

At the time, direct bookings made up less than 5% of their revenue.

The issue was clear after one look at their website.

Website stats (per month):

  • 1,000 visits. Mainly from Instagram.

  • 98 checkout page views.

  • At most, one booking.

The problem wasn't the strategy. It was the reach.

Since Instagram already proved to be a good traffic source, we got more using Meta ads.

Stats now (per month):

  • 9,500 visits

  • 1,400 checkout page views

  • 8 bookings

Easy fix.

Do More Of What Works

The purpose of marketing is to spark interest in buyers and send them to a place that accepts credit cards.

For rental operators, that place is a website.

5 years ago, I would've thought 1,000 website visits was more than enough to make me unlimited money.

After getting over my total let down, I would make the situation worse by:

  • Reinventing my social media strategy

  • Gutting and replacing my website

  • Changing my pricing

Later I learned 80% of marketing problems are solved by:

  • Finding what works.

  • Doing more of it.

The last 20% is making what works, work better.
