I have talked to dozens of short-term rental Entrepreneurs in the last year and almost every single one has emphasized the importance of having a reliable cleaning team.

I have learned a lot about what it takes to market towards high quality cleaners and keep them longer.

In fact, it's a lot simpler than most people think. After reading this article you'll realize it only involves one principle.

Pay well:

According to Statista, the second most common reason people left their job in 2022 was due to unfair compensation.

In 2023, I had a conversation with a property management company and they shared their secrets to having almost no turnover with cleaners. Paying well was one of them.

Show Growth:

The number one reason people leave their jobs is because the opportunity in their current company is so limited.

I remember talking with the owner of an Airbnb in Colorado and she said that her cleaners have the title of "House Managers." This allows them to call the shots on larger business decisions other than which toilet paper brand to buy.

If your people want it, allow them to own an outcome in your business.

Stay Organized:

A lack of organization is perceived from your staff as a lack of care.

If you don't care, why should they? Poor organization leads to mistakes and if you make enough mistakes the company starts to do poorly.

This lowers the confidence in your staff on whether or not they have a sustainable job.

I've learned from other short-term rental owners that the best way to start getting organized is by having meetings often.

Sometimes all you need to do is communicate.

The One Simple Principle: Treat Staff Like Friends

Most short-term rental owners I've talked to have followed this one principle (that I made up).

Treat your cleaners like they're your friend.

I mean, think about it. If you hired a friend, how much more would you be willing to do in order to keep them happy?

The Colorado host invites her cleaners over just to hang out and make sure they are fulfilled with the work.

The property management group does company get togethers.

They both pay their staff really well and never miss a beat when it comes to organization.
