Buying 2 Property Management Companies in 3 Years with Patryk Swietek

An interview with Patryk Swietek, Author of The Wealthy Airbnb Superhost

I first started my Entrepreneurship journey in the mergers and acquisitions space.

I learned business 101 from a consultant who helps Entrepreneurs exit their business.

Back then, this was a pretty under-the-radar and advanced industry. Kind of still is.

I never thought I needed to learn it. I just wanted to get better at marketing.

Now, years later, I've become re-interested in the M&A space. Specifically, how marketing can help the deal flow.

But, just in the short term rental industry. Which is the game Patryk Swietek is playing.

Patryk has bought two property management companies in the last three years. And he's just getting started.

So, as my curious monkey brain does, I reached out to him to learn two things:

  1. What propelled him to get there.

  2. How did marketing help.

He agreed to hop on a call and this is what I learned.

Lesson 1: It's Not About What You Know, It's Who You Know.

When he was starting, Patryk met his business partner, Josh.

Josh had experience in the real estate market, Patryk had the grit.

Here's how their agreement looked:

  1. Patryk would deal source. Specifically, in the Joshua Tree market.

  2. Josh would receive the deal from Patryk and start the buying process.

Both sides benefit and focus on their super powers.

I asked Patryk what he would do differently if he had to start over.

"I wouldn't change anything - there's always going to be someone that believes in you - Josh just happened to be the guy."

Lesson 2: The Magic of Personal Branding

Patryk has a large personal brand in the short term rental space including:

  • 6,000+ Instagram followers.

  • The Patryk Real Estate Show. (Podcast).

  • The Wealthy Airbnb Superhost. (Book).

This allows for deals to be more relaxed. Let me explain.

When a seller is approached, they are going to do oogles of research on the buyer because they want to:

  • See that someone is competent and will continue serving their clients well. (Past success).

  • Make sure the new leaders will fit the company culture.

  • Understand the buyers goal.

Personal branding makes it easy for someone to see those things. Leading the seller to believe they are talking with an expert at the deal table.

That chain reaction has allowed Patryk to see crazy scale.

The Common Message

I was a lone wolf when I started my entrepreneurship journey.

I thought I should be able to do it all.

I've since learned the secret to growth is the opposite.

You'll notice one consistent message in this article or interview with Patryk.

  1. He connected with people like Josh who was the gas to his fire that led to exponential growth.

  2. He connects with people on almost every digital medium to build relationships and create deal flow.

The common message? We need people to do extraordinary things.

So if you're:

  1. An investor looking to grow your short term rental business through marketing.

  2. A ex-corporate employee looking to learn real estate deal sourcing.

  3. Or an energizer-bunny-dreamer looking to get into short term rental entrepreneurship.

Find people to help you where the agreement can be a win for both sides.

If you want to go fast, go alone. If you want to go far, go together.
